General Questions

Tiny Home Depot is your local dealer and nationwide source for high-quality small structures — including tiny homes, ADUs, park models, sheds, and modular housing. We partner with trusted manufacturers and handle everything from selection and customization to delivery and placement.
We carry five structure categories: Tiny Homes (RVIA 1192 certified, custom-built for full or part-time living), ADUs (IRC-compliant accessory dwelling units for backyard placement), Park Models (ANSI 119.5 certified, semi-permanent recreational structures), Sheds (custom outdoor storage and workshops), and Modular Housing (factory-built IRC modular structures in 3 sizes).
Yes — tiny homes, ADUs, park models, and modular housing are all available with nationwide delivery. Sheds have regional delivery coverage that varies by builder. Include your city or zip code in your quote request and we'll confirm availability in your area.
The easiest way is to fill out our quote form or call us at (971) 500-2353. Tell us what structure type you're interested in, your location, and any budget or timeline considerations. We'll follow up within 1 business day with pricing, options, and next steps. No pressure, no obligation.
In short: Tiny Homes are RVIA-certified and designed for full-time or part-time residential living. ADUs are IRC-permitted backyard structures that add permanent appraised value to your property. Park Models are ANSI-certified recreational structures ideal for campgrounds, resorts, or semi-permanent placements. Modular Housing is factory-built to IRC code and functions as a full primary residence. Sheds are custom outdoor storage buildings available in multiple sizes and styles.
Yes — visit our Available Now page to see our current ready-to-ship inventory, including park models and other in-stock units. Most other structures are built to order with lead times that vary by manufacturer and customization level.

Tiny Homes

Our tiny homes are built to the RVIA 1192 standard — the nationally recognized code for tiny homes covering structural integrity, electrical systems, plumbing, fire safety, and energy efficiency. This ensures your home is certified, inspectable, and compliant.
Yes — every tiny home is built to order with a high degree of customization. You can choose your floor plan, exterior finish (wood siding, metal cladding, board & batten, mixed materials), interior cabinetry, countertops, flooring, fixtures, and appliance packages. You approve every detail before production begins.
Absolutely. Our tiny homes are designed specifically for full-time or part-time residential use — unlike park models, which are classified as recreational structures. They can be configured with full kitchens, laundry, lofts, home offices, and all modern systems.
You can choose between a trailer/wheeled foundation for mobility, or a pier or permanent foundation for stationary placement. The right choice depends on your zoning, land situation, and whether you intend to move the home. We'll help you determine the best option during your consultation.
Yes. We offer both on-grid and off-grid utility configurations, including solar, composting systems, and rainwater solutions. Discuss your site and lifestyle requirements during the consultation and we'll spec the right systems for you.
Build times vary based on customization and manufacturer capacity, but most tiny homes are completed within 8–20 weeks from approval. We'll give you a specific timeline estimate as part of your quote.

ADUs – Accessory Dwelling Units

Our ADUs are built to the International Residential Code (IRC) — the standard adopted by most U.S. jurisdictions for residential construction. This means they qualify as fully permitted structures that add legitimate appraised value to your property.
ADUs are incredibly versatile. Common uses include: rental income (long-term, short-term, or vacation rental), multigenerational living (aging parents, adult children, in-laws), home office or studio, guest house, and downsizing in place — where you move into the ADU and rent out the main house.
Homeowners with permitted ADUs typically see an average property value increase of around 35%, often exceeding the cost of the build within a few years. Actual results vary by market, location, and local regulations.
Most ADU owners recoup their investment within 3 to 5 years through rental income, property appreciation, or both. Average monthly rental income for ADUs is estimated at $1,500+ nationally, though actual income depends on your local rental market and unit configuration.
In most jurisdictions, yes — an ADU requires a permit, which is part of what makes it a legitimate, value-adding structure. Permitting requirements vary significantly by city and county. We recommend consulting your local building department early. We can help you understand general code requirements, but confirming local zoning and permitting is the buyer's responsibility.
Yes — our ADUs are built to order and delivered nationwide. Delivery, site prep, and installation are quoted separately based on your location and site conditions.

Park Models

Our park models are built to the ANSI 119.5 standard — the nationally recognized code for park model recreational vehicles. This governs structural integrity, electrical systems, plumbing, fire safety, and energy performance.
We currently carry 21 distinct park model designs, ranging from compact studios to multi-bedroom units with lofts. Each model has its own gallery, floor plan, and spec sheet. Visit the Park Models page to browse all options.
Park models are classified as recreational structures (ANSI 119.5) and are typically used in campgrounds, RV parks, resorts, and vacation settings. Tiny homes are built to the RVIA 1192 residential standard and are designed for full-time or part-time living. The key differences are code classification, intended use, and zoning eligibility.
In many jurisdictions, yes — but it depends heavily on local zoning regulations. Some areas allow park models on private residential lots; others restrict them to designated RV or park model communities. We recommend checking with your local planning department before purchasing.
Upgrade options include HVAC systems, flooring upgrades, fixture packages, appliance selections, exterior finishes, and more. A full options and upgrades PDF is available to download directly from the Park Models page.
Yes — several park model units are available now and ready to ship. Visit our Available Now page to see current in-stock inventory including R&R, Lodge, Madison, and Miami models.
Pricing shown is Base Price (MSRP) only and does not include tax, fees, shipping, setup, or upgrades beyond what is listed. Delivery and installation are quoted separately based on your location and site conditions.

Modular Housing

Our modular homes are built to the International Residential Code (IRC) — the same code as site-built homes. This means they qualify for standard residential mortgages, permits, and appraisals in most jurisdictions.
We offer three models: Lunar (620 sq ft, 1 BD/1 BA), Eclipse (800 sq ft, 2 BD/2 BA), and Celeste (1,000 sq ft, 3 BD/2 BA). Each is factory-built with structural SIP panel construction, high-efficiency insulation (R-24+ walls, R-48+ roof), and modern finishes.
Modular construction offers 50% faster build times, 30% less material waste, and superior quality control compared to traditional site building — because construction happens in a controlled factory environment, independent of weather. You get a code-compliant, energy-efficient home at a lower cost per square foot.
Modular housing is ideal for: primary residences, rental income properties, multigenerational living, vacation homes, infill development, and student or worker housing. If you need a full-size home built quickly and at a predictable cost, modular is an excellent solution.
Modular pricing varies significantly based on your local jurisdiction, site conditions, foundation type, permitting requirements, and selected finishes. Rather than publish a price that may not reflect your actual cost, we quote each project individually. Request a quote and we'll walk you through realistic numbers for your situation.
Yes — because modular homes are built to IRC residential code, they generally qualify for standard residential mortgage products (conventional, FHA, VA). Financing eligibility depends on your lender, land ownership, and local jurisdiction. We recommend speaking with a lender experienced in modular or manufactured housing.

Sheds

We carry 7 shed styles: Craftsman, Gambrel, Cottage, Chalet, One Slope, Economy Craftsman, and A-Frame. Each style is available in a range of sizes and can be customized for pure storage, a workshop, a retreat, or a studio space.
All of our sheds are made to order — custom-built to your specifications including size, style, color, and any add-ons. We don't sell off-the-lot boxes; every unit is built exactly the way you want it.
Shed delivery range depends on builder coverage in your region. Sheds are not available in all areas — include your city or zip code in your quote request and we'll confirm whether service is available at your location.
Sizes vary by style, but most sheds are available in a range of width/length combinations. Our pricing estimator on the Sheds page lets you adjust width and length with dual sliders to see pricing for standard size matches. Non-standard sizes are quoted as custom.
Yes — financing options are available for sheds. Details and eligibility vary. Contact us to learn more about what's available in your area.
The standard Craftsman features a two-tone exterior with contrasting trim for a more finished, architectural look. The Economy Craftsman uses a single-tone profile with simplified trim — offering a clean, affordable alternative for buyers who want the Craftsman form factor at a lower price point.

Delivery & Setup

Yes — tiny homes, ADUs, park models, and modular housing are all available with nationwide delivery. We work with transport partners across the country. Sheds have regional coverage that varies by builder location — ask us to confirm your area.
Delivery costs vary based on your location, distance from the builder, site access, and the structure type. All delivery, site prep, and installation costs are quoted separately from the base unit price. We provide a full breakdown as part of your quote so there are no surprises.
Site requirements vary by structure type and local code. Generally, you'll need a level, accessible surface. Some structures require a foundation, pier system, or utility connections to be in place before delivery. We'll walk you through exactly what's needed for your specific project as part of the quote process.
We coordinate delivery and placement through our transport and setup partners. Your structure arrives complete and inspected. Setup is handled professionally — your job is to have the site ready. We'll confirm all logistics and timelines well in advance of your delivery date.
Delivery scheduling typically takes 1–4 weeks after the build is complete, depending on transport availability, your location, and site readiness. We coordinate everything and keep you informed throughout the process.

Financing

Yes — financing is available for most of our product types. Options and eligibility vary by structure type, loan amount, and your financial profile. We work with lenders who specialize in tiny homes, park models, and manufactured/modular housing. Ask us about financing options when you request a quote.
Park models can be financed through specialty lenders like 21st Mortgage, which focuses on manufactured and recreational housing loans. Terms depend on credit profile, down payment, and land situation. Contact us and we'll connect you with financing options that fit your scenario.
Traditional mortgages are generally not available for tiny homes on wheels or park models — these are typically financed as personal property or RV loans. However, if a tiny home is placed on a permanent foundation and meets local code requirements, some lenders may treat it as real property. Modular housing built to IRC code is the most compatible with standard residential mortgages.
Requirements vary by lender and loan type. Most specialty lenders for manufactured and recreational housing look for a credit score of 620 or higher, with down payments typically ranging from 5–20%. We'll help connect you with the right lender for your situation during the quote process.
Rent-to-own availability varies by structure type and builder. This is something we can discuss during your consultation. Contact us to find out what options might be available for the specific structure you're interested in.
Yes — custom builds typically require a deposit to secure your spot in the production queue. Deposit amounts and payment schedules vary by structure type and builder. All deposit and payment terms will be clearly outlined in your purchase agreement before you commit to anything.
